In-Lieu Fee Structure: fixed per-unit fee
An in-lieu housing fee of $46,978 may be substituted for each lot or unit in the project if the subdivider demonstrates that on or off-site housing is infeasible. Such determination shall be made by the City Council upon approval of the Tentative Map. This requirement shall be applied to all subdivisions. The in-lieu housing fee shall be adjusted annually based on the average sales price per acre of vacant residentially zoned property sold in Laguna Beach within the prior 12-month period.
